  What is a home inspection
 

A Home inspection is a documented professional opinion based on a visual evaluation and operational testing of house systems and components to determine their present condition.

A home inspection will determine the components that are not performing properly as well as items that are beyond their useful life or are unsafe. They will also identify areas where repairs may be needed or where there may have been problems in the past. Inspections are intended to provide the client with a better understanding of the property conditions, as observed at the time of the inspection.

A pre-purchase inspection for typical home under 2000 sq. ft. and less than 25 years old takes about three hours and costs just under $400. Following the inspection, the buyer is presented with a report, consolidating the details of the inspection. CMHC (Canada Mortgage & Housing Corporation) recommends that potential home buyers accompany the inspector as the inspection takes place. It can be a valuable learning experience.

A home inspection will not reveal every problem that exists or ever could exist, but only those defects observed on the day of the inspection. A home inspection cannot remove all the risk associated with buying a home.

A home inspection report shall describe and identify, in written format, the inspected systems, structures, and components of the dwelling and shall identify material defects observed. Inspection reports may contain recommendations for correction, monitoring or further evaluation by professionals
