Preparing for a home inspection as a seller You've made the decision to sell and your prospective buyer has made an acceptable offer. Most likely, there is a condition on the offer requiring a home inspection be performed. To facilitate a home inspection there are a number of things which should be done. When a home is prepared for an inspection, the inspection is able to more accurately reflect the care and maintenance that you have done to maximize your home's value

remove any objects that interfere with access to the hot water tank, furnace

  • have service records available for review
ensure that this is at least a square meter of space in front of the electrical panel so that we may have safe access
remove excess items under each sink, so that all the plumbing can be seen
ensure the water is turned on to all sinks, toilets, tubs and showers (and outside taps in warm months)
remove (or contain) any dogs, or other large pets, from the house
remove any storage under the attic access hatch, we will have to open it and enter the attic using a ladder

put away loose items of jewelry, cash or other valuables (we do not open drawers or jewelry cases)

  • we do need to open closets
turn off all computers in the house (just in case a circuit breaker gets accidentally turned off)
if there has been renovation work done on the home, please have permits and receipts available for review

We will treat your home with respect. Please understand that we do need to test the electrical receptacles in the kitchen; therefore, any small appliances that are plugged in will need to have the clocks reset.
